Dianne Tanna | Founder & CEO
Dianne Tanna is the Founder and CEO of TNT Self Storage Management and a true pioneer of the self-storage industry, with nearly five decades of experience spanning property development, construction, operations, management, and consulting. Beginning her career in the 1970s, Dianne entered the industry during its formative years and has spent a lifetime helping shape, operate, and protect self-storage investments throughout Southern California and beyond.
Her experience was built from the ground up. Long before self-storage became the sophisticated real estate asset class it is today, Dianne was immersed in the fundamentals of developing and operating successful facilities. That hands-on foundation has given her an invaluable understanding of what ownership truly requires—not simply increasing occupancy or revenue, but protecting the asset, controlling expenses, developing strong teams, maintaining the property, navigating changing markets, and making decisions with the owner's long-term interests at the forefront.
Throughout her career, Dianne has developed enduring relationships with property owners, operators, vendors, and industry leaders, many of which have continued across generations. Those relationships remain at the heart of TNT Self Storage Management today. Dianne believes that earning an owner's trust is a responsibility, particularly when that owner is placing a multimillion-dollar asset and, in many cases, a significant part of their family's legacy into TNT's care.
Her leadership philosophy is rooted in stewardship, accountability, communication, and longevity. TNT approaches each property with an owner's mindset, recognizing that no two facilities, ownership groups, or investment objectives are exactly alike. Dianne's decades of experience through changing economic conditions, evolving technology, new competitors, and an increasingly sophisticated self-storage marketplace provide TNT's clients with something that cannot be replicated overnight: perspective earned through experience.
Today, Dianne continues to provide strategic leadership and guidance to TNT's management team while mentoring the next generation of self-storage professionals. Her commitment remains much the same as when she began her career nearly 50 years ago: build lasting relationships, operate properties with integrity, protect the interests of ownership, and leave every asset stronger than it was when entrusted to TNT.
Outside of the office, Dianne enjoys spending time with her family and remaining active in her Orange County community. For her, TNT represents far more than a management company—it represents a lifetime devoted to an industry she helped grow, relationships built over decades, and a legacy that continues into the next generation.
Evan Tanna | President
Evan Tanna is the President of TNT Self Storage Management, bringing more than a decade of hands-on experience, leadership, and proven performance to the self-storage industry. With a sharp focus on facility optimization, revenue management, and long-term asset value, Evan leads TNT with an ownership mentality—approaching every property as if it were his own.
At the center of Evan’s leadership is his ability to connect with people. A natural communicator and motivator, he has built his career on earning trust, developing strong teams, and creating relationships that extend well beyond day-to-day business. Whether working with property owners, employees, vendors, or industry partners, Evan has an ability to bring people together, communicate a clear vision, and inspire those around him to perform at a higher level.
Evan has successfully overseen facilities throughout Southern California, driving revenue growth, strengthening occupancy, controlling expenses, implementing dynamic pricing strategies, and identifying capital improvements that enhance both property performance and long-term value.
Evan believes exceptional property management is about far more than collecting management fees and producing monthly reports. It is about becoming a trusted extension of ownership—protecting the asset, challenging the status quo, investing wisely, developing great people, and relentlessly looking for opportunities to improve performance.
James Bulis | Director of Operations
With over 15 years of self-storage industry experience, James Bulis serves as Director of Operations for TNT Self Storage Management, overseeing operations, revenue optimization, and the strategic growth of 21 self-storage facilities across California.
He specializes in driving profitability through data-driven pricing, workflow automation, and disciplined cost control. James directly manages cross-functional teams, leads capital improvement projects, and ensures compliance with California storage lien laws.
His hands-on leadership has consistently maintained occupancy rates above 90% while delivering exceptional property standards, operational efficiency, staff development, and customer retention
